Job Title: Commercial Loan Documentation Processor II

Division: Lending

Department: Loan Servicing

Reports To: Loan Servicing Department Manager

FLSA Status: Non-Exempt



Summary: Responsible for performing loan processing, underwriting, documenting, setup and follow up in association with the granting of new, renewed, denied or withdrawn loans for clients by performing the following duties.



Duties and Responsibilities include the following. Other duties may be assigned.



Advanced experience in loan documentation.
Prepares all necessary underwriting, disclosure, documentation and correspondence in conjunction with new, renewed, withdrawn and denied loans.*
Ensures that all loan documents are accurately prepared, adhere to compliance rules and regulations and are properly executed.*
Responsible for ensuring that the banks collateral position is secure with regard to client loans.*
Reviews files after loan closing to ensure that all documents are signed and returned and checks are disbursed.*
Reviews the files of other documentation specialists to ensure that proper documents and disbursements are prepared accurately for the Loan Officer performing the closing as necessary.*
Performs a full range of duties pertaining to loan processing, closing and servicing functions including pull system inquiries to obtain credit history information for potential borrowers, answering client inquiries and obtaining loan payoff information.*
Prepares loan proposals, commitment letters, initial disclosures and correspondence as requested by the Loan Officer.*
Responsible for scanning and indexing the loan file to Centerdoc.*
Enters loans into the system, processes payments and determines the appropriate applications of those payments.*
Processes file maintenance transactions and required corrections including transfers and address change requests as needed.*
Prepares documentation related to new, renewed, refinanced, and construction loans.*
Responsible for paying invoices related to loan origination and servicing functions according to the appropriate procedures.*
Forwards lien requests to the title company or re-records when applicable, and follows up to ensure proper recording of liens.*
Responsible for obtaining releases and satisfactions for loans that Royal Banks pays off.*
Prepares hold request forms and collateral input sheets for negotiable collateral.*
Obtains initial coverage binders or copies of insurance policies and reviews policies for adequacy of coverage and ensures that the bank is listed as the lien holder.*
Maintains accurate and current data in the exception tracking report, credit bureau log, HMDA LAR collateral list and any other data tracking reports as assigned.*
Assists as needed with follow up of all final or outstanding documentation related to all loans.*
Maintains and reconciles loan expense payable accounts and updates costs in the process spreadsheet.*
Responsible for accurately preparing general ledger entries and disbursement checks for all new or renewed loans including any subsequent construction draw requests.*
Scan and Index incoming documentation and supporting information in the appropriate files.*
Reconciles and pays all loan guaranty types monthly including SBA insured loans.*
Orders and maintains department supplies as assigned.*
Acts as the primary back up person for the payment processor or other Documentation Specialists as requested.*
Maintains and updates procedures manuals based on information received from management and supervisors.*
Manages, performs and completes identified special projects within the department at the request of management and supervisor.*
Responsible for cross training in all other functions of the Loan Department to assist in any areas as needed or as requested by management or supervisors.*
Maintains educational and professional expertise through attendance at job related seminars, conferences and workshops.*
Assists in the development of manuals and supporting documentation in relation to the Documentation Processor position.*
Completes online compliance courses on time as assigned by management.*
Performs all other duties as needed by management or supervisors.*
Prepare UCC filing in the appropriate office.*
Request and review UCC search pre and post closing to ensure proper lien position.*

Language Ability:

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.



Math Ability:

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.



Reasoning Ability:

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.



Computer Skills:

To perform this job successfully, an individual should have knowledge of Microsoft Word; Microsoft Excel; Microsoft Outlook and Microsoft Windows. Knowledge of CSI Nupoint is a plus.



Education/Experience:

High school diploma or general education degree (GED); or two to four years related experience and/or training; or equivalent combination of education and experience.
